The Contracts Manager is responsible for ensuring commercial performance of contracts so that projects undertaken by TAIT entitles in the UK, including Brilliant Stages, the Netherlands, the Middle East and Asia are completed on time and to budget. Key stakeholders are General Counsel and Legal in the US, Business Development, Projects and Senior Leadership in the UK. Typical projects are between £150,000 and £15,000,000 in value and may be delivered anywhere globally.

 

The Contracts Manager will play a key role in supporting the Senior Legal Counsel during all phases of the project lifecycle, through bidding, negotiation, commercial management and claims management during delivery.

 

Responsibilities

  • To carry out the Contracts Manager role effectively requires the ability to apply your knowledge and experience of Design and Build construction projects to influence, teach and hold to scrutiny the administration and performance of projects. You will need to be adept at establishing entitlements under contract from varying standards of contemporaneous records and differing competencies at contract administration as well as interpreting direct Project Manager reporting into early identification of additional works or delays. For complex matters, such as extension of time and delay and disruption claims, and under other exceptional circumstances, the Contracts Manager will be required to lead those processes to conclusion.

     

    You will assist the Senior Legal Counsel and Contracts Administrator in providing a common thread between bidding, delivery and close out of projects by ensuring commercial requirements under RFPs are understood by Bid Managers and commercial management by Project Managers is compliant with their contracts, timeous and preserves TAIT’s entitlement to time and money.

     

    You will provide Project Managers with advice for contract administration and contract interpretation to help ensure projects are managed and executed in a timely, cost effective and professional manner. Demonstrate continuous effort to improve good practice, compliance, reporting and to work cooperatively and jointly to provide discrete oversight.

     

    • Review RFPs and advise on contractual and commercial terms.
    • Assist the Business Development team with identifying commercial strategies for bids including payment terms.
    • Assist with and/or approve completion of Bill of Quantities and pricing documents in accordance with RFPs.
    • Advise on contract interpretation.
    • Assist with and/or approve template notices and registers at contract commencement.
    • Ensure reporting and programme submission is compliant with the contract.
    • Ensure payment applications are compliant with the contract and/or the Construction Act.
    • Maximising project cash flow through relevant controls and valuation of work.
    • Establish culture of change identification within projects to protect TAIT interests.
    • Assist with and/or approve reviews of entitlement to claims and variations.
    • Lead extension of time claims.
    • Assist with and/or approve valuations of claims, variations including delay and disruption claims.
    • Lead and/or assist final accounting and commercial close out.
    • Lead and/or assist with the resolution of disputes and agreeing commercial settlements.
    • Assist with subcontract negotiations, formation and management including imposition of back-to-back contractual, commercial and payment terms.
    • Advise stakeholders at Project Reviews.
    • Review project compliance with contract administration requirements.

Qualifications

  • Bachelor’s degree in quantity surveying, commercial management or projects
  • Excellent contract management skills
  • Robust contract interpretation skills
  • Understanding of project delivery requirements
  • Understanding of industry standard forms including JCT, NEC and FIDIC
  • Previous experience in a design and build construction setting with QS, commercial management and/or contract administration duties
  • Budgeting, programming and contract negotiations
  • Excellent communication skills – both written and verbal
  • Excellent interpersonal skills
  • Ability to communicate at all levels
  • Clear and logical thought process
  • Aspirations of becoming part of leadership team
  • Interest in construction industry developments and news

Desirable

  • Established claims management skills
  • Ability to carry out and explain Delay Analysis including Time Impact Analysis
  • Previous experience with Primavera P6 or Asta Powerproject
  • Previous experience of delivery NEC3 projects
